When it was developed in the mid-1980s, Warner Ranch was considered remote by Phoenix standards — but that was before development took over the East Valley. Today, this sprawling community that includes land in both south Tempe and west Chandler is positioned as one of the most convenient locations in the East Valley — close to freeways, downtown and everything that's new. The community includes single-family homes as well as townhomes.

Homes in Warner Ranch range in size from approximately 1,300 square-feet to nearly 4,000 square-feet. One of the largest employers in the East Valley is Intel and Warner Ranch is positioned within mere minutes of several Intel facilities in Chandler and Tempe. A longtime hub of activity in the semiconductor industry, many engineers and technicians choose this area of the East Valley to call home. The technology sector is just one of the reasons that homes have been so desirable in Warner Ranch.
What Not To Expect
A vibrant nightlife or a club scene. This is a quiet suburb, away from the bustling Friday nights you might experience in parts of Downtown/Old Town Scottsdale.
Because Warner Ranch is long-established, residents don't need to wait for shopping, retail, dining or other options to come to the area. It's all there, within just minutes of a resident's front door. For example, Chandler Fashion Center is only a mile away, while locally owned shops and restaurants pepper the area’s smaller shopping centers. What’s more, Wild Horse Pass Hotel & Casino is only 15 minutes away.

Warner Ranch is located just east of Interstate 10, which means a commute to downtown Phoenix is significantly shorter than one from other East Valley locations. The community also is located close to Loop 101 which makes travel north to Scottsdale easy. A drive to Phoenix Sky Harbor Airport takes only 20 minutes, while the Phoenix-Mesa Gateway Airport in Mesa is approximately 30 minutes to the east.

Residents of Warner Ranch have access to a variety of community amenities including grassy parks, soccer fields and picnic areas. Municipal parks for both Tempe and Chandler also are nearby, while hikers and/or mountain bikers can easily visit nearby South Mountain Park. Meanwhile, golfers can check out any of a number of gorgeous golf courses just minutes away in the southeast Valley — for example, in Ahwatukee, Chandler and/or Tempe.
